It's a fact of life that sooner or later your investment property will need some repairs.
Before receiving notification of the repair request, your property manager will make an assessment to determine if the repair is really necessary and will then advise you accordingly.
Upon receiving the repair request, it is advisable to act quickly to minimise disruption to your tenant and to prevent the repair from becoming a bigger problem later on.
A great way to handle small to medium (cost) repairs is to give your property manager a reasonable expenditure limit to work with so that work can be done quickly in order to maintain your property and keep a good relationship with your tenant.
You may also want to consider a preventative maintenance program. This may include but not limited to:
- Topdressing of the lawns
- Re-barking of gardens
- Hedging and pruning of large trees
- Gutters cleaned
- Annual air-conditioning servicing
- Automatic garage servicing
- Annual pest and building inspections
It is one of the golden rules of property investment that in order to maintain a sound investment the property must not only be presented well, but it must also be well maintained, thus securing the best tenant and achieving the best rent.
