There are various ways to complete a routine inspection, typically though, they are completed once every two to six months and include many different routine checks. At Century 21 Novocastrian, our properties are inspected every sixteen weeks. To inspect the property, we must give the tenant seven days written notice. When we notify the tenant of the planned inspection, we also invite our landlords to attend the inspection at the same time.

Rental inspections are not a test to see how tidy your tenant's house is. They're designed to identify any problems requiring maintenance or repair and ensure the place is being looked after.
It's essential to inspect a property for potential damage or even a liability issue that may be minimised to protect you. Any potential water damage must also be assessed. This can come in several different forms, from observing a leaky tap underneath the sink or noticing a full gutter in need of clearing.
Sniffing out unapproved pets is an interesting matter. Your tenant may attempt to hide any evidence of the pet by removing its food bowl, water and bedding, but have they removed the food bag or dog toys from the back yard? Sometimes it takes a seasoned detective property manager to sniff these things out.
Security at a property is paramount in safeguarding the tenancy. Checking to see all windows and locks is intact is essential to maintain the tenant's safety.
Once the inspection is completed here at Century 21, a full comprehensive report is emailed to our landlords. This report has written detail and also several pictures of the property. We will also advise the tenants of the inspection outcome and, if needed, take the necessary steps to attend to any maintenance, repairs or reinspection.
