Short-term Eviction Moratorium is Backā€¦

As lockdowns continue due to Covid-19 Delta variant threats, NSW reinstitutes Eviction Moratorium to help lessen financial damages brought by Covid-19 lockdowns. The NSW government is offering methods of financial relief both to the tenants and to landlords in the NSW area.

Although at this stage (let's hope it says this way) Newcastle has no current cases of COVID19 and we are still operating as usual this updated eviction moratorium is blanketed to the whole of NSW.

Tenants:

60-day freeze on evictions

A new short-term moratorium on evictions is now in place. Tenants who cannot pay their rent in full because they are impacted by the recent COVID-19 outbreak cannot be evicted between 14 July and 11 September 2021. To be eligible for the moratorium the Tenant (The Tenant being all the tenants in a house) must be an "impacted tenant". Which means:

  • Employment disrupted due to COVID-19, directly or indirectly. Note: Only needs to be one of the rent-paying occupants. For instance, two rent-paying occupants, one loses their job.
  • Household weekly income has been reduced by at least 25%. Note: Add the rent-paying occupant's income together.
  • Calculated by reference to the four weeks average income to 26 June 2021.
  • To be exempt from termination the Tenant must –
  • Be an impacted tenant;
  • Serve notice on the landlord that the Tenant is an impacted tenant;
  • Continue to pay at least 25% of the rent.


Financial support for Landlords:


Up to $1500 per tenancy will be available for landlords who agree to reduce rent for COVID-19 impacted tenants. More details will be made available soon.
