What are Routine Inspections?

Our guide to routine inspections on your property investment!

Routine inspections are usually completed every six months and give the property manager the opportunity to review how the tenant is taking care of the property, check for any damage and examine if any preventative maintenance is required.

Here is our guide for completing routines.

What things are we looking for?

- Cleanliness of the property

- Fair wear and tear (for worn carpets, floorboards, walls, doors, etc)

- Damage (caused by the tenant or other external factors)

- Water leakage (under sinks/ taps etc.)

- Condition of appliances such as oven, stovetop, exhaust fans etc.

- Maintenance of lawns and gardens

- Pest issues and the presence of mould

When inspecting the property, we are not there to scrutinise the way the tenants live or any mess they have, as this usually will not cause any issues to the property's general condition.

Inspecting a property for potential damage or even a liability issue that may be minimised to protect you is essential. This can come in several forms, from observing a leaky tap underneath the sink or noticing a full gutter needing clearing.

Once the inspection is completed here at Century 21, a full comprehensive report is emailed to our landlords. This report has written detail and several pictures of the property. We will also advise the tenants of the inspection outcome and, if needed, take the necessary steps to attend to any maintenance, repairs, or reinspection.
