Routine Inspections- What To Expect

As a tenant or landlord, routine property inspections are an essential part of maintaining the standards and ensuring the smooth running of your rental agreement. At Century 21 Novocastrian, our process is comprehensive, ensuring each property we manage is well-maintained and cared for.

Our Process

The first inspection is within 3 months of a new tenancy, followed by 2-3 checks annually. Here's what happens during these inspections:

Pre-Inspection Notice:

Tenants receive an email outlining the inspection date and time, emphasising the importance of the check and encouraging them to report any needed repairs.

Inspection Day:

A Century 21 representative will knock and announce themselves before entering. We make sure to respect the tenant's privacy and security, noting which doors were initially locked.

The Check:

We conduct a room-by-room evaluation, checking for hazards, assessing safety features, and recommending any improvements. This includes securing deck rails, inspecting smoke alarms, and looking out for any significant maintenance needs.

Safety First:

Special attention is given to slip/trip hazards, pool security, electrical safety, and glass integrity. We also check on external factors like tree growth affecting the property structure.

Maintenance Notes:

Any general maintenance issues or urgent repairs are noted and reported. This also includes suggestions for property improvements like painting or updating window coverings.

Tenant Responsibilities:

We'll make a note of any cleaning or gardening the tenant needs to tackle, ensuring they are aware of their obligations.

Expectations for Tenants

To be prepared for an inspection:

Documentation: If you are unable to be present on the day of inspection, leave a detailed note on the kitchen bench of any issues at the property.

Preparing for the inspection: Stay on top of routine cleaning, don't forget less frequent tasks like oven cleaning, which can be a focus during inspections. Keep lawns mowed, weeds at bay, and ensure garden beds are tidy. Ensure good ventilation, particularly in areas prone to dampness and mould. Regularly airing out your property can prevent mould build-up, which is a significant point of concern during inspections. Be proactive about pest control. Regularly check for and address any signs of pests, such as droppings or nests, and take preventative measures like sealing entry points.
